Victor is a very nice man and very professional. We had a very large renovation project to our property in San Ramon in getting it prepared to sell. Victor provided a very competitive bid and began working on the project before we even sent him the first payment. As out-of-state clients, Victor did a great job in walking us through the project and i n making sure we were kept in the loop on all the renovation details. Victor and his team worked tirelessly to complete our project on time. We did have a few change orders, but every change came about as a result of Victor's focus on making sure every detail was handled timely. Victor is very knowledgeable and easy to work with. Villatoro construction installed new flooring, painted the interior and exterior, new bathroom fixtures, repaired the backyard trellis, and much more...

If I could give 6 stars, I would! A couple of months ago we got our offer accepted on a home we purchased, but it needed a lot of work done which I wanted to do before we moved in. I called about 15 contractors, set up 5 appointments for quotes. Victor was not the lowest cost but also not the highest...and I trusted him right away so I hired his crew. I needed a room separated (and all that entailed including changing out windows, electrical work, adding a whole wall in vaulted ceilings), removing a wall, adding a couple skylights, repainting the entire inside including garage and garage floor, replacing almost all of the flooring...re-doing a bathroom. There was a LOT of work needing done in just a few short weeks! He had 5-7 people here every day working and they did get everything done that he said they would before we moved in! And on budget! There were some budget items needing to be added during the work, which Victor gave me a fair cost to complete. Also, the quality of the work they did was superb...it was such a relief to know that things were just being done properly and to the highest standards. I didn't have to worry, even on many questions (as there are many that come up), I could sometimes just say ""do what you think is best."" I was so impressed with the professionalism, cleanliness and hard work every member of his team showed, every day. Also Victor was so great at communicating, coming to visit often to make sure things were done properly or to problem-solve...he always responded right away to my texts or phone calls, even though he was managing several other jobs at the same time. For the amount of work that needed to be done in such a short time, and the stress that came with it, it was such a relief to have a team I could trust to get it done, and right. I can not recommend them enough!

Very pleased with the work Victor and his crew did for me last year. I wanted a window converted to a French door, including a roof extension and stairs leading from the new French door into the back yard. I had drawings from an architect and a permit with the City of San Leandro to do the work. I had collected several quotes that were fairly similar in price but I picked Victor primarily because I wanted to hire locally. It turned out to be a good decision because Victor was very good about communication throughout the process, frequently coming over at short notice to take a look at an issue or just check in on the progress of his crew, led by José.
A few months into the project it became apparent that my roof needed an upgrade... in the heavy downpours of winter 2016/17 it had suddenly started raining into my bedroom, and Victor sent out Jose immediately to patch it up. I then had his crew replace the entire roof in the spring, which they did a good job on. The total price tag had obviously gone up quite a bit, and Victor let me pay it back in installments that were more generous than his usual conditions.
Just a few weeks ago in January 2018 - after the project had been completed on budget and on time for several months - I called Victor because one side of the French door had become difficult to open, and the frame appeared to have shifted a bit. he immediately came out to take a look and promptly sent his crew to make adjustments, at no charge. I really appreciate the value Victor places on the relationship with his clients... very professional, forthright and also very personable.

Victor and his crew are working on another paint job for us. The house had some water damage and prior to painting his crew worked around the utilities and existing posts to make sure the damaged areas were fixed and the area water tight. Will update once the paint job is finalized.

Our San Leandro house was in painful need of a new roof, paint and dry rot repair. Victor was great to work with, always professional throughout the project. I reached out to him via Yelp and he replied promptly for a meeting to provide a quote. Great first impressions when your contractor shows up early to meet for the first time. Other contractors were late or never showed up. They maintain some well known commercial properties, but he said they stay active in the home market where they got started.

I initially reached out to Villatoro Construction based on great Yelp reviews, multiple licenses and A+ BBB rating and wasn't disappointed. It's great when you have a contractor that is licensed in roofing, painting and construction - one stop shopping. Prices are reasonable, the jobsite clean at end of day and quality of work and materials are first rate.

I would reach out to this company on our next project and would highly recommend them for yours.

Did great on a paint job and was easy to work with. The house also had numerous dry rot damage, some of which were caused by roof problems. Since they have general contracting and roofing licenses in addition to painting license, they were able to take care of all the problems.

Had a number of bad experiences with general contractors in the past. We were looking to have two bath remodels, exterior painting and kitchen remodel. Was hopeful Villatoro Construction would be different. Big disappointment: low bid, large number of change order requests, architectural drawings not followed (not even sure they knew how to read engineered or architectural drawings as they indicated that could), huge communication issues, tiling/grout work sub par and a lot promised but very little delivered. The owner Victor is a nice person but couldn't deliver on commitments to professional workmanship. After $60k+ we have a 10 wk project that should have been 6 wks, crooked grout lines, unfinished tile, a kitchen untouched and very unhappy customers.

Avoid this company at all cost if you are detail focused and require clear lines of communication. What they did do ok was exterior paint and demolition. We asked for two remodeled baths, exterior paint and kitchen. We stopped after the baths and exterior paint because we were so disappointed in the professionalism and workmanship completed by this company. Don't be fooled by the smile, nodding head and low bid. You will be as frustrated and angry as we are if you use these people. Worse yet I have yet to receive a punch list of all outstanding work remaining after asking for one going on 4 weeks now.

I gave them one star only because the sons of the owner really went out of their way to do what they could to fix a broken dysfunctional company. They knew we were unhappy so they asked could they work weekends when they fell behind. When wrong materials were ordered they reordered correct items and when they came to install they brought doughnuts for family. The workforce used are not craftsmen weekend warriors at best.

I had to add to my review below. We had such a good experience last summer with the house painting (inside and out) and roof we asked Victor and his crew to remodel our kitchen, laundry room, and bathroom. Again, they exceeded our expectations. This ended up being a super complicated job because our 1939 house had never had ANY renovations, but Victor got it done on budget (and again he gave us the lowest quote) and in a reasonable amount of time. And it looks just AMAZING.

Victor and his team rescued and transformed a deferred maintenance warehouse and office area into a space we were all extremely proud of. The job was managed with great thoroughness. Victor and his team did the work as though it was their own. The work was on time, and always exceeded expectations. Costs for all phases of the operation were very competitive, One great aspects of the process was the integrity of Victor in always doing the job right not necessarily the easy way. The second was that Victor and his team look at the job as a whole, and see and perform all the steps needed to reach the goal. Villatoro construction is EXCELLENT.
