We called Susan McCarthy to discuss our options to replace our roof that is a shingle roof but we wanted to change it to a metal roof. Susan gave us a quote for both a metal and a shingle roof and explained the materials in detail this was so helpful to us as we do not know a lot about construction. We decided to go with the shingle roof because our homeowner s association would not allow us to install metal. We were not sure what color would go best with our paint and stone work but Susan helped us throughout and we are very excited about our new roof. This is a contractor that cares and is so kind. On 12/14/18, our roof started leaking. I immediately called Susan McCarthy/Smith Roofing. She said she was at an appointment and would call me back; but she didn't. I left phone messages and emails, but no one responded. I filed a BBB complaint. On the 18th day, 12/31/18, she finally called and said 'the soonest she could come out to inspect our roof and write a report' was January 5, 2019; twenty-three (23) days after we first reported the leak. Who is the report for? We didn't ask for a report. It appears they have already decided they are not going to repair the leak under the warranty. We have a written, signed ""Moisture Free Roof Warranty"" with Smith Roofing for workmanship and material, free of charge, for 10 years and a guaranteed response time of 24 hours. In our opinion, Smith Roofing breached our warranty/contract. At this point, we do not have any confidence in Susan McCarthy/Smith Roofing's willingness to repair our roof under the warranty. Due to their slow response, poor customer service, etc., we cannot rely on or trust Susan McCarthy/Smith Roofing to stand behind their warranty now or through February 23, 2021 when the warranty expires.

Contracted 11/17/2012, job not finished till February 2013. Original start date was supposed to be December 10th, 2012 and should have lasted 1 week. They ordered the wrong tile the first time around, then once it came nearly a month later they kept delaying us for other scheduled jobs.

Communication was terrible, Susan refused to return phone calls and was spotty at best with emails. When she did respond via emails she never answered the questions you asked her. Both of her phone numbers go to the same absurdly long voicemail message and she never returns phone calls unless she needs something. She got angry at our realtor for not having the house unlocked in order for her to get in having known full well that it was her fault for not calling and telling the agent she would need access in advance.

Now comes the issue with the permit, not ever having dealt with a contractor before, we assumed that when the job was done we would be good to go, so we paid her in full. Come to find out that the permit for the job is still open nearly 2 months after completion of the job and no final inspection has been scheduled. I have attempted phone calls, emails and voicemails and have gotten very little response from Susan. We will be mailing off an official letter and this will serve as our 60 day notice because if she fails to get the permit inspected we will be suing her, filing a complaint with the state and county and the BBB.

I strongy advise you not to use this contractor as you will get nothing but headaches.

Susie Smith McCarthy has did several roofs for us through the years and we have always been pleased. We have known her since she moved to Clermont with her family in 1973. She is honest and efficient and does superior work. We recently called her for a roof repair. An Opossum had damaged our roof. She came out right away. Her roofer repaired it so that you could not see that the roof had been damaged, just as she promised. She is the best.
