Inspection was fine as he was hired to reconcile other reports but beware: Specialty pays you $25 for 5 star posts, so 4.5 isnt accurate.

Their chemical treatment prices are also 2-3x of other bids we got from Mayer or Homeguard.

We used specialty for a termite inspection to look into a house we interested in buying.

1. They are responsive over email and have good communication.

2. Inspector Joe was personable, efficient and was willing to explain to us exactly what he found. He was patient and went through basics to make sure we had a full understanding.

3. One downside was they forgot to bring a ladder to check on the attic but were very easy to reschedule.

Overall great experience, would use them again in the future.

Selling a house is stressful and overwhelming. It's even worse when you have to get things fixed for inspections and you have so little time no matter how prepared you think you are to sell.
