I see Dennis has not changed at all despite the time he spent in the slammer. Google his name. I was one of those who trusted his friendly manner and nice promises. A few weeks after having given him a LARGE check he stopped communicating with me, despite many excuses as to why work had not gone forward. Eventually I realized he was a con man and contacted the police. They arrested him, and then several other people he had conned came forward. I was lucky, rather blessed, as no hot shot attorney took his fees from what was recovered, but instead the District Attorney represented me for free. I got back every penny, despite being told by ""friends"" I'd never see a thing. I see now he is pretending to be a contractor instead of a real estate agent, but it is the same old con man Dennis Gutierrez. His crooked wife Amy is still assisting him in his cons. DO NOT TRUST THIS GUY! If I could give zero stars I would. Zoom in on the photo as I could not get a really sharp image.

BEWARE! We initially hired this contractor because we wanted to support a local business. We knew Dennis through Buford community and thought he'd take good care of us with professional manner. We were so WRONG. Poor quality, missed deadlines, left project incomplete but then expected full payment. The renovation should have taken 4-6 weeks, but 4 months later was only half way done with no end in sight. Days would go by with NO communication. Dennis rarely came by to review and check the reno work, which had MAJOR issues. We had to bring in another contractor to the finish our project and fix several rooms that were poorly done or not to code. Beyond disappointed, do not use!!

I took the referral of Dennis Gutierrez from a friend of a friend who said that he had worked with Dennis and he was good with tile work and that his sister was using him at the same time. Sounded like a safe bet but boy was I wrong. Called him in without checking any references very bad decision. I wanted to replace tile in bathroom. From the very beginning nice, polite well mannered man. He asked what else I wanted to have done and I said some painting and electrical. Dennis said he could do it all that he had about 5 crews working and they could have this done in a quick perfect job in a great timeline. His pricing was great but I did not realize at the time I was comparing true professionals to Dennis and his makeshift crews. The job was in a condo building and I explained the rules and said all waste including water had to be disposed of off site. "" No Problem"". Demo seemed to be a decent job with a few complaints from neighbors about noise nothing new there I can live with that then the real headache started. One tile crew showed up, said that they didn't know Dennis somebody's brother had told them that he needed help, this was before the plumbers were finished. So they left. Now the slowness of returning calls started, I was really upset knowing that I have to deal with neighbors and association rules. At this point Dennis had not been on the job site over a week he called in Royal Flush plumbing to do the work without checking their work. I went back that evening and saw that there was a leak at one of the connections called Dennis he said he would have a supervisor there tomorrow which he did, Royal Flush supervisor came in with a very nasty attitude and appeared to be put out with situation. As I left these 2 there I said make sure that you turn on the water to check for other leaks which RF sup pushed back on. Dennis said that he would make sure they did. They found another leak and repaired it. Now I know that I will have to stay on top of this project daily seeing less and less of Dennis. His job foreman was his sons college roommate who didn't speak any Spanish and none of the crew spoke any English. The shower framing was way off floor pitch off then put tile wall down partly on drain. At this point I checked drain and water would not drain. I had already had to pay $150 to association where his tile guys were throwing waste water over balcony and staining parking lot. Came to me now they were putting waste water from tile set and concrete down shower drain and kitchen sink. I had to call in new plumbers for massive repair work. By this time Dennis rarely returned my calls and never came on site. I called repeatedly and asked for a return call and no return call so I had to leave a message that he was fired no one was to enter the property and I needed my keys back. He did return my call the next morning to ask if I was in a better mood. I am not kidding. These situations are just part of the nightmare I had working with Dennis Gutierrez. In the big picture I gave Dennis over $10,000.00 plus thousands of dollars of materials that had to be all demoed and started over with reputable craftsmen that did what they said they would do the correct way. He made hundreds of mistakes and never once owned them saying that I cost him money because his profit was built in the back of the project. I wish that there was a way to warn the world about Dennis Gutierrez only word of mouth. He has now started a company in Buford called Buford painting and renovations.

Seems to have a history of starting off doing good work and getting progressively more sloppy and careless in conducting business, eventually causing customer satisfaction issues.

Dennis gave us a quote over a year ago and we gave him a 50% deposit. He was to enclose our garage and build in an ensuite with a kitchenette. As of today, April 1st, this project is 50% complete, there are no permits, and we are unsure if it will ever be resolved.
He came back after 6 months asking for more money for materials then never actually delivered any materials. Silly me, I thought, for some reason, he meant materials for MY project. He does not return calls. He does not return text. He does not return emails. I had to call him from my work phone and he answered because he didn't know it was me. I wanted him to do a good job and at first, I really liked him. It was pretty clearly evident and quickly evident that this would be strung out for months. He missed the end of school, July 4th, start of school, Thanksgiving, end of the year then March 31st deadline. The part that makes me most angry besides being a year, is that because of his lack of getting permits, we will probably have to demolish and start over. I am sick over this. We are building this for our daughter to care for her servery handicapped daughter who is wheelchair bound at 8, will never walk, talk, be potty trained and needs a place with no stairs. She was about to be homeless but got a reprieve who knows for how long?! He should be ashamed of himself.
We WILL be taking legal action. This is not going to go away. If he files bankrupts during this time, he needs to remember some of the money went to him personally not his business so even then, we will sue for that amount. My husband and I will not be letting this go. We will talk to anyone that will listen, news, TV, radio, Better Business Burea. This is not over for him.

We were wary of utilizing this company given a few negative reviews on Yelp but proceeded after being reassured by the owner (Dennis Gutierrez) that we would be well-taken care of, and we were. Our first of 3 projects went off very smoothly and we were pleased to offer Dennis a 2nd.
This is when things went south. Dennis was supposed to install new kitchen countertops, a hood fan and refinish a staircase. We gave him a $5K deposit for an $8500 job. This was TWO MONTHS AGO!!!!
Unlike our first experience, Dennis stopped returning calls/texts. When he finally contacted us back, he gave us start dates that came and went. More time was spent trying to track him down only to have him give us another bogus start date.
After threatening legal action (which we are fully prepared to do) he got in touch and agreed to pay back our deposit this Friday. Is this another hollow promise? We shall see and I'll be sure to update this post.
UPDATE: Dennis did not pay as promised. Off to court, sadly.

My initial review from last year of Dennis and his company is below. Since then we hired him and his crew again. This experience is exactly as his other negative reviews warned. Two months after a $5,000 deposit we continue to get the runaround, broken promises to begin the work, no return calls, non responsive to texts. Keep in mind, when you hire someone to do work in your home and pay large sums of money you're also relying on good character and integrity. That is not what you will receive with Dennis. Take the negative reviews as true and don't press your luck with this guy. People like me take the time to write because we don't want other consumers to experience what we have experience. It's also very important that people like Dennis know poor character isn't acceptable nor tolerated and in today's digital world ends up on the internet for display. The same holds true for good character, quality work and integrity but that's not what you will experience with him. Save yourself the headache and do not hire him. If you're reading this review you are more than welcome to reach out to me. I'm happy to tell you that hiring him is not a good idea. If you are thinking of pressing your luck
because he's offering a good price, trust me, you will pay in other ways for cutting corners. Now we have to resort to legal measures to get our money back and engage other city means to ensure this doesn't happen to anyone else. Time is money, don't waste your money with Dennis and Southeastern Painting and Renovations. Southeastern Painting and Renovation did an excellent job for us. It was an extensive job painting the outside and first level of the house, new floors, and a few other things. Dennis was responsive, made recommendations along the way and accessible whenever we needed him. His team was respectful of our home and kept things clean along the way. They showed up on time and completed the job just as we agreed to along with a few additional ite we added. If you're looking for a reasonable price and honest contractor I would highly recommend Dennis and SE Painting and Renovations. We will be using their services again in the very near future for other home improvement projects.

Dennis is responsive, reliable, and on time. He charges what he quotes. If he says he'll do something, he does it. He's the only person I've worked with on this home remodel that I can say all this about. If you need something done, call Dennis. You can get cheaper quotes from other guys but they won't show or they won't get the job done. He's easy to work with and can't recommend him enough. He dropped our popcorn ceiling and repainted it. He installed cannister lights. He recommended an electrician to help us relocate the laundry room and fix some outlets. He demo'd our fireplace. He finished the backsplash in our kitchen after I reached my breaking point. He saved the day, basically.

Southeastern Painting and Reno received high marks in Yelp; that is why I called them. Dennis worked with me immediately. The team he sent to my home was professional and courteous. They painted a bedroom with ceiling, master bath and kitchen/den ceiling. They also installed my builtin microwave that included reworking the kitchen cabinet. The work was excellent. I will use Southeastern Painting & Reno again. Thank you

I scheduled a couple of contractors and Dennis replied quickly. He and I walk through the project (he writes down nothing). I ask for a detailed quote and he provided one with a few details missing the insurance company needed. We discussed them and made the adjustment. Dennis was great about following up to check on the insurance payment. When the check arrive, he hurried me to get on the calendar and I did (worst mistake ever)!
The day the project began, he sent someone to represent him (no one I had met before) to lead the project in my home. The person seemed professional so I moved forward (worst decision ever). Every day there was an issue because Dennis had not communicated the project expectations to the person he 'assigned' to the project. During spring break week NOONE showed up to work on the project and Dennis made no effort to communicate with me at all.
The project was less than pleasant, although I texted Dennis daily to provide updates, he has not communicated with me since the day I wrote the check for the deposit. The project (floors, ceiling, paint) finished FINALLY, Dennis has not phoned, emailed, texted or called to check on the results.
WARNING!!!!!! Be cautious about using this pretend business which is not licensed or bonded.
