I had a leak in the patio above the garage caused by old/faulty drainage pipes, causing black mold buildup in the sheetrock in the garage. I had a number of contractors come by, including Miguel - Royalty gave the fairest price, as well as providing options for better waterproofing materials, which I opted for. He also left the strongest impression on me that he knows what he's doing and can get the job done.

The project ended up getting delayed multiple times due to weather - Miguel patiently worked with us to wait for a clear weather period, as well as tarping the area to prevent further issues.

They removed the old drainage pipes, completely replaced the plywood flooring of the patio, resloped the surface to run water off the sides of the patio to the side gutters, and added metal flashing and waterproofing material coating to prevent any further leak issues.

Inside the garage, they cleaned up the mold buildup in the insulation and sheetrock and replaced the old materials.

The gutter running along the front of the house, which was bent and was not draining correctly prior to any of this happened to fall down overnight just before they started work - they took care of that too.

Miguel is the BEST! Especially in short notice! I had a ventilation stack come loose on my roof and was worried it would get knocked loose from the high winds in my area. Miguel was able to come out the next day and repair! And it looks way better than the last stack!
