Stay far way from ""Roofs Only Florida"". We contracted them to install a metal roof on our new construction home. Their roofing crew came out and installed the peel and stick on our roof decking for the dry-in . This was incorrectly done in the valleys and overlaps. When it rained, we had water coming inside the house from the valleys. When we brought all of the problems to their attention, they told us they weren't going to finish the job and backed out of the contract. Twice they told us they were going to come out to fix the issues and never showed up.
They kept $4,000 of our money for ""supplies."" We had to hire a new roofing company to try to fix the damage done to our roof. Long story short, the peel and stick cannot be removed from the roof. Per the manufacturer, we need to install an entire layer of specific felt over the existing peel and stick and then an additional layer of peel and stick on the entire roof.
Needless to say, this is a very expensive endeavor and is costing us A LOT of money to fix their mistakes. Stay far away from Roofs Only Florida. We had a contract with them, but apparently they do care about the legality of a valid contract.

Don Green was our Sales Rep. He was honest and upfront with all the information we needed to make a decision on utilizing Roofs Only FL. The price was reasonable and all work was completed in a very timely manner.
They showed up when they said they would. They cleaned up thoroughly and did an amazing job on the installation.
Their crew was very courteous and we will never know how they worked in that extreme heat we were having in August/September.

Hurricane Ian devastated Fort Myers Sanibel Island and Port Charlotte Punta Gorda on 9/28/22. Many lost their homes entirely, the ones like myself lost their safety, in structure and Roofs. The storm lasted 12 hours as we here in Charlotte road out the entirety of the eye wall and worst side for more than half the time in continuous category 4-5 winds, rain, and destruction. To be quite honest I did not towards the end think I was going to make it out alive. All I could do was be thankful to God and my home for being able to withstand what we went through. After the storm the next morning I went outside and my heart was both filled with joy, shock, and dread. It was going to take a very long time to recover. Massive trees sat on my back yard that could not withstand the wind, one of these trees battered my home for a good three hours like a battering ram constantly hitting my back wall and there was nothing anyone could do. It missed my roof by less then an inch. My roof was still on but there was significant damage. I went to fema, after the ones that lost their homes or could not stay in them anymore did first. Fema is a joke, they are of no use and just government bureaucracy at its finest. I had no way to pay for a roof, much less I had no power no net nothing to reach the outside world unless I could drive north every other day after the floods receded and I could get on the highway to search for gas for the generator and my car, there was none here unless one waited for entire day with a gas can standing in a human line at the one gas station (race track) that was open only for as long as it had gas and only a few pumps were able to function. When I got internet and I could communicate with the world again, ( & cell service) I saw a roofing business owned by veterans and run by veterans that seemed honest and realistic and was local. I contacted them, at first I was put off because I had already had a friend that was a roofer and gave me a really good price but the clincher was that I had to pay it all when the job was complete (17,500). I did not have this kind of cash on hand. I only had just started a new job at a local destroyed hospital in ICU and I had nothing saved from when I left my other job in Sarasota in trauma icu and the new hospital that I helped open six months prior after 6 years. I had lost my home insurance and so everything would be out of pocket. What put me off at first was the person that contacted me online and answered my inquiry told me they would have someone get back in 24 hours. This did not occur until I contacted them again and explained my disappointment five days later. When I did this they contacted me and showed up on time. Todd a representative of RoofsOnly was very professional, to the point and helpful with both what I wanted for a new roof and the process of getting the roof financed. He was trustworthy and honest about the process and expense, showed me my options and explained the roofing contract in layman's terms so I would understand what to expect and when to expect it. I ended up financing the roof for 25k. I know it's more then my friends price but it is doable for what I purchased and for the financing option. Today RoofsOnly has started working on my home, they delivered the materials yesterday and the dumpster, today is the take down portion and I will show pics as we progress. I feel good about the decision I made to go with RoofsOnly, and that is what matters! If you need a roof and want to see what your options are I highly recommend this company.

I saw the ads from this company on Facebook and decided to get a quote from them. Went online and provided them with my street address. It came back with an aerial photograph of my roof and a quote of $13,031.33.
I got an email soon after telling me that they would be sending me an roofing inspector to take a look at my roof and see how everything looks. He was to ""do a full roof inspection"".
I was expecting a roofing contractor in a truck with ladders at the appointed time. Instead, I was visited by a very nice young sales lady who showed up in a sedan and gave me several quotes. The lowest quote for shingles was $21,531.75. That is $8599.42 over and above the online quote that they gave me less than a week ago. I have heard of inflation. But this is ridiculous.
I asked the young lady if she needed to get up on the roof to inspect it and she said there was no need. They have ALL the information they needed. The SAME aerial photograph was used in BOTH quotes.
When I questioned the young lady about the vast discrepancy in the quotes, she called the owner of the roofing company and the answer was that the online quote did not account for the fact that my roof was pitched and not flat.
But the $21,531.75 quote was based on the exact same aerial photograph that they used to get me the $13,031.33. They KNEW my roof was not flat without anyone getting on the roof.

""Roofs Only"" are a joke. If only, they wanted to sell me a roof. From my experience, they're not interested in selling roofs. They held me up close to 2 months. I received an estimate, paid for one third of the project, and notarized the notice of commencement. I did my part, but they refused to do theirs. I then heard from Kristen, the sales rep, the owner was uncomfortable because the rental home was in my LLC, and my name was not on the appraiser's site. I said of course, I'm a landlord. She assured me she would confirm what the owner Michael would do. I called, texted, and even emailed numerous times with no response. After all the hassle, I finally got word from Kristen, who spoke to the owner. He refused to do my roof, even though I signed the notice of commencement, and paid 1/3. He wanted the total up front, and when I suggested escrow, he declined. Didn't even have the decency to call me or email me back. Too bad, because all of my properties, and I have a lot, will need a roof in the future. But guess who will never be called.... Roofs Only, you're the worst.
