Timeline Roof Metrics (RM)

5/20 Monday
The Roof Metrics rep met our insurance rep at the house to try to get the claim approved. If we had to go the cash route, the RM owner verbally quoted 16k to 18k.

5/27 Monday
Claim officially approved by insurance - was told it would take 5 to 7 business days to get 17k check by insurance company.

5/29 & 5/30 Wed thru Thurs
Was told by Roof Metrics to ""endorse insurance check over to RM owner when received"". This did not sit well. We asked RM owner to give us the estimate/cost/quote of the roof SEVERAL times and he would not.

5/30 Thursday
We talked with another roofer. He mentioned that our feelings were correct - the roofer inflated the price to keep the extra insurance money (our insurance agent even said if there is additional money left over, the policy owner (us) should get it).

6/1 Saturday
Roof job completed in 1 day by RM.

6/3 Monday
When movers came to move our stuff, we saw water on the floor behind the China cabinet and immediately called an emergency plumber. The plumber inspected the leaky area and found a nail in a pipe causing the leak. Some family members were in town and would not let the roofer in the attic until the plumber could show him the damaged area. The family did not know where the damaged pipe was. The damaged pipe caused damage to the interior walls, which leaked out onto the foundation, causing large puddles of water on the side of the house.



6/4 Tuesday
RM put a lien on the house without any warning or communication. We needed the check from the insurance company to give to RM. We were still inside the 5-7-day window the insurance company gave us. We were not aware ROOF METRICS owner was a contractor. Initially, we did not want RM to do repairs (Entire interior wall, remediation, and piping), but the family worked it out once RM communicated that he was a contractor. The family asked our real estate agent (Todd Mann), 'Do you trust this roofer? because your reputation is on the line, too?' Todd said yes.

6/5 Wednesday
RM fixed everything damaged by the leaking pipe. Completed repairs Friday 6/7. Check received from insurance co and cashed by homeowners.

6/7 Friday
Repairs finished, and 17k check left for RM to collect - check cashed by RM that day.

6/10 Monday
We did not find out until this day that RM put a lien on the house on 6/4/24. Notice was received in the mail that it was a ""pre-lien,"" and that the owner asked the owner several times for payment (untrue). AGAIN, it was communicated to RM that the check would come in 5-7 business days but considering the massive mess RM created we held the check until the job was complete (our right as a consumer because technically job was not complete). Certificate of completion was not given to owners until this day - owners turned around and sent to insurance co to release remaining depreciation funds of 4.5k. Again, was told to expect the depreciation check in 5 to 7 business days.

6/11 Tuesday
I discovered the lien was still on the home, preventing closing. My wife asked, ""What must we do to get this man out of our lives?"" I was told by the title company that we could give funds from proceeds and then collect/cash the insurance check ourselves, and then we would not have to connect with the roofer again. Of course, this is route we chose.
CLOSED ON HOUSE - I expressed to the agent our concern over the roofer and told him not to refer him anymore.
