They started working while I was not home after I specifically said I wanted to be there. When I got home I found they were already putting new shingles over bad dry-rot. I had to insist multiple times to make them replace the rotten wood. The first rain after they did the roof, I had leaks in several rooms. It took multiple calls and emails to get them back out to even LOOK at the leaks. After ""fixing"" the leaks, the next rain showed the same leaks, and new leaks showing up. Total scammers. I doesn't appear they are in business anymore, but just in case, I want to warn people.

In only two days, my new roof was done. It was a clean job at a good price. Rankin and Mark even talked me out of upgrades they didn't think I needed. These guys don't try to B.S.

I had my roof replaced in 2015 by Rankin Lyman. I was extremely pleased. They were friendly, affordable, knowledgeable and very efficient. We have not had one problem with it. I loved Mark and Rankin. Would use them again in a heartbeat.

Years back had work done. Fast and a good value. Two weeks ago contacted him to have roof leak repaired. I was told I would be contacted to set up apt. From Ryan. Had to call back and was given Ryan's phone number. I contacted him directly and he said he would be out the next day 3-5. He was a no-show. I called him and he apologized and said he would be there the next day between 8am-9. Go figure another no-show. Save your time from the looks of it this now seems to be the norm for the company. It's too bad he use to do great work.

I had Rankin come to my home to look at my garage roof on 2/18. Ryan came out that next week.
He said he would have to check the weather and I would buy paint to match. I did not hear from him. Eventually the date was set for March 3 after I called him he did not follow up. On March 3, He did not call and did not show up. I called that next Thursday. He said he had a dry rot project that ran over. I the called the owner in April about he said he would talk to Ryan (he was on vacation). It is now May and I haven't received a phone call. They are lacking in customer service to say the least.

Don't waste your time with rankin Lyman. Very poor service! Contacted this business because they are listed on Angie's List. Owner too busy playing senior hardball in Arizona to come out so sent rookie. Rookie has no clue how to fix leak and says owner will contact me when he gets back. That was 2 months ago and I am still waiting, must be a long game. Contacted a real professional roofer who fixed the leak. Thank you Zimmerman Roofing!

A section of my ceiling has water damage after the last storm.
Called Ranklin Lyman for help and Ryan Kirschner came to my home on January 10th, 2017 around 8:40 am. He checked the condition and gave me a quotation of $350 and told me that he need to wait for the rain to stop to do the repair. We looked at the weather forecast and decided that he will be back on 9 am, January 16th.

He didn't show up that morning and I called him and he said he will try his best to get some one to do the job that day or the 17th.

16th was gone, and no one showed up. So I called him again on late morning 17th and he didn't pick up the phone so I left message. I also text him. No response from him so I called him again the afternoon of 17th and he was not answering the phone so 17th was gone!

It started to rain again on 18th. I was so desperate and called him again on this morning. He said he will get some on in really soon before the rain really drops. Now the rain has finally dropped heavily and no one is here to help. According to the weather forecast, this storm will last for another five days!!!

I fully understand that he can get swamped by requests. What I can't accept is that he could have told me that he is too busy to help me and let me find help from other roofing companies. Instead, he hold me up then left my house for further damage.

If the damage become worse due to the delay and if I can sue Rankin Lyman for that I think I should!

The owner Rankin responded my text on 1/19 (today) morning saying that Ryan is still finding people to repair my roof. When I went home around 10 am, I saw plastic bags covering the roof. Apparently some one has done something. It was raining bad earlier this morning so I don't know if it is a temporary cover and more work will happen or what? No matter what, at least, there will not be more water pouring in to my house and destroy more ceilings. What a relief! As a result, I move the start up to 3 stars for now. I will finalize my review after everything wraps up.

Roof repair for leaks and dry rot around chimney and overhand. Had to come out about 6 times to complete job. Left gutter loaded with construction stuff, did not replace about 6 gutter stand offs (had to come out twice to get them all back on), did not overlap underlayment if 4 places (in one place there was about 1 1/2 in. between underlayment), did not know how to or did not take the time to properly adjust skill saw cutting depth and thus cut into adjacent wood, did not completely attach facia board in several places. Several times did not come out as scheduled and did not call.

Selling my home an the home inspection report documented a single broken drip edge tile on the front of the house. Buyer's requested this to be fixed. Started calling a bunch A rated roofing companies on Angie's List and Rankin was the only one to answer.

Gave him a quick summary and he said that he would have one of his contract guys, Ryan, give me a call. In the meantime I must have left a handful of voicemail's with other roofing companies. Two got back to me and seemed like this small little roofing repair was more of an annoyance than a real job, quoted ""minimum service"" rates of $250-$275 just to come out and look and maybe fix one roof tile. Others companies didn't even return my call.

The next morning I got a call from Ryan and told him what I was looking for. He said his usual minimum was around $150, but that cost was way more for this simple repair, so he said he between $75 and $100. Gave him a description of the tile itself, and he said that it should be no problem and said he could be there later that day. Sure enough, he was on time, fixed the problem in about 15-20 minutes, gave him a check for $75, and that was that. Professional, courteous, and punctual.

Now, I hope to God I don't have any more roofing issues in the future, but if I do, I'm definitely calling Rankin.
