I called K&S Waterproofing & Roofing Repair Services, and Kenny the owner, was very responsive, came out and assessed the issue relating to water leaks on my roof. He quoted a fair price to make the necessary repairs and scheduled a time to come back to the house.

He showed up as scheduled (on time) and immediately, not only determined where the problems were, but shared the process to not only remove, repair and seal on a step by step manner to make me feel confident that it was a job well done.

I would recommend him to others that have a similar issues.

We had nagging and long lasting roof leak. I had repairs done over several months but after spending a lot of money for no results with our leak I had a recommendation for K & S Roof Repair and called them. The owner, Ken promised to come within an hour to inspect the roof and give us an estimate. To my surprise Ken arrived precisely on time, inspected the roof (2 story home), and gave us an estimate which we agreed on. ken began work that same day, carefully removed the tiles in the affected area and waterproofed the entire area where the leak occurred. Work was done professionally and quickly and I would recommend Ken for any roof waterproofing.

So yes, all that I had previously written was true, but did you read that other bad review? Yep, that's what happened to me. Had to call another company who went ""WT* this guy patched your tiles together but didn't work *under* the tiles which is what has to be fixed first!""
Anyway, long story short, work had to be re-done which is more expensive that having it done well the 1st time so I'm down like $7 k.
He talks the talk (and a lot) but does not walk the walk. So lucky I noticed his mistakes before I had him seal ***my whole roof*** (that one made the serious roofers - yes, more than 1 - laugh a lot!)

Kenny - where do we start? Interesting that he has he been in business for 20 some odd years but his Yelp profile is so young with only a couple of reviews? Can't even find him on Angie's List because his company has changed names so many times (Topseal K&S, KNS, K&S, Kenny Samuels, KS, etc etc). And I'm sure this review will eventually disappear and a new business name or profile will reappear eventually.

Kenny is a patch artist. Undoubtedly he gets it right sometimes with the caulk gun, but not always. He comes quickly to give an estimate and he follows up quickly to close the deal and do the work - so quick that you don't have time to vet his credentials or find reviews. He loves to show you his ""A+ Angies List award"" from the stack of papers in his truck!

For any roof job, his magic (and minimum) number seems to be $585.....this must be one of the highest $ per minute worked of anyone I've known. I can't imagine it took him more than 15min to slap some tar and caulk on my roof. When he came to have a look to find the problem, he *immediately* spotted the leak as soon as he walked up to the area. ""Oh yeah, I see the problem"" - he said, from 15 feet away. Didn't need to go inside, didn't need to see inside the attic. He just knew. Super cocky - knows it all.

Ultimately, my fault for not vetting the estimate and having him describe exactly what he would be doing. But on the paper estimate (see photo), he sure made it sound more involved than what it was - a $585 superficial tar/caulk job. ""Hydrostop"" - yeah right. And it was a crappy job at that, because the leak persisted.

Oh, one more thing. Prior to having him do the work, when I asked Kenny about his warranty - he looked at me like I was crazy. As if his work would need any type of warranty. (Remember, I told you he's cocky). But it wouldn't be a problem, he said, he'd come back if needed. As you can imagine, I did not take the opportunity to have him come back to fix the leak for a second time. I can only imagine what his reaction would've been.....

Do yourself a favor and find yourself a reputable roofing COMPANY, not a guy who bounces from job to job in his mobile office, overcharging you for a patch job that he hopes will hold up.
