DO NOT HIRE DALEY ROOFING
Dan initially comes across as a friendly and committed neighborhood purveyor who values his reputation and assures you he will stand by his work. Don't be fooled, this is an act. He has a temper, will not stand by his work/honor his written warranty, and he will abandon you once he has been paid.
I called Dan to inspect my house because there was moisture on the walls in a portion of the living room and I also had a roof leak in the master bathroom. He gave me price of $3,500. I accepted his price and hired him to complete the roof repairs he suggested. Within approximately 45 days of him supposedly completing his work, I saw the problems had not been resolved in living room and I had moisture on the walls in the same area. I notified Dan and after more than a week he came out to take a look. He acknowledged the moisture and scheduled to complete follow up repairs. A day or two later he came back for only about 30 minutes and did some minor caulking.
On the next rain, I saw the problem persisted. I again notified Daley Roofing of the problem. Dan shows up at my home in a huff at 8:00am (2 hours before our scheduled apt) a few days later, bangs his ladder into my wall damaging it on his way to set up his ladder by the area in question. He climbs up, touches the wet wall and tells me my problem is humidity in the house; has nothing to do with the roof, and this is not his problem and starts to walk out within two minutes of arriving. As I get over my shock I ask him how it was the roof before and not it is humidity in the house? Why did I pay him $3,500.00? He starts to yell at me and tell me that I don't know what I am talking about, repeatedly calls me an asshole, and tells me to fuck off. He gets in his car, and aggressively drives over my grass on his way out of my driveway. I had friends staying at the house from out of town so I have witnesses that I am not exaggerating.
The second repair area in the master shower also leaked again.
I had to hire another roofer to come out and complete the repairs. They only charged me $1,000 and completed them correctly.
Do not hire Daley Roofing. They are unprofessional, unethical, and aggressive dirt bags.

In my entire lifetime, I have never taken the time to write a bad review. I am one of those people that lets bygones be bygones so one can only imagine my disappointment to write a review for the first time. Dan Daley from Daley Roofing completed installation of a flat roof at my Biscayne Park home in August 2015. The flat roof are was about 40% of the entire property with the other 60% comprised of tile roof installed in 2014 by another company before I moved in. Daley Roofing was in the mid-range of the 4 estimates received at the time and came recommended by an acquaintance who had used them for their Commercial rental properties. During the initial negotiations, Dan wanted to provide me with a warranty of just 3 years, which is substandard in the market. All other bids were coming in with a minimum of 5 and up to 10 years. Dan finally agreed on a 5-year warranty.
The initial replacement was messy from the start. The work seemed to have started from the edge of the back porch towards the joining section with tile roof. Because the installation was taken place during the rainy season and work had to stop at times, there was material installed towards the back of the house that had not been taken all the way to the tile roof line; thus, creating a roof slope where water puddles and drainage issues popped up. Those issues cause 2 major leaks inside the home where leaks had never been present.
Less than 60 days after work had completed, a new leak popped up in a bedroom corner where the flat and tile roof lines met. Then, in 2016 another leak popped up towards the back of the house directly below the flat roof. From October 2015 through August 2017, Daley Roofing was contacted 7 times. In 5 of those times, Dan did some patch work where the leaks were located. Each time a leak seemed to have been fixed, it showed its nasty side right after a heavy rain storm. Getting Dan on the phone was impossible to I constantly relied on either text messages, voice mails or emails to his wife who seems to monitor the email address. In August, I let Dan that I had repainted all the leak spots on the ceiling (for the 4th time) so I could closely observe whether the leaks were back and they were, though not as damaging as before.
After Hurricane Irma, the small leak in the Florida room became a little larger and I contacted Dan on 9/13. Just a few rainy days later, that leak has grown 10 fold and water stared sipping through light fixtures onto my floor. I contacted Dan today (9/20) and his response was that the storm voided any warranty I had on the roof and to let him know if I wanted an estimate from him. First, how can a storm void something the he knows was never done right in the first place by him; how can he stand behind his work when a new roof was already leaking less than 60 days after the install and has leaked ever since. Second, why would I want an estimate (and thus repeat work) from a company that obviously does crappy work.
SO BUYER BEWARE!!!!
