We hired A R Contracting after water infiltrated our basement during the storms last winter. Their quote was competitive with the other 2 we got, and knowing what I know now, the service provided is much better than it would have been with the other contractors, who weren't waterproofing experts.

Johnny did extra work to ensure the job was done right, such as applying waterproofing adjacent to the foundation and underneath the path next to the building to ensure water didn't intrude around the corner of the foundation. He didn't charge for extra services like that, as it was his priority to make sure everything was adequately waterproofed. Johnny accounted for every detail of the process and regularly walked us through what he was doing and why in order to ensure proper waterproofing and drainage that would last basically forever.

We did have an issue that turned out not to be Johnny's responsibility (the problem was an electrical outlet), but when the problem happened, he was getting ready to drive over late on a Sunday night in the rain to help fix it. We figured out what that the problem was on our end and since it wasn't anything he had worked on he didn't need to come down, but this was a pretty solid demonstration of his commitment to standing by his work.

We spent all of last season nervous about the water intrusion problems getting worse, but thanks to the work Johnny and his team did, we're confident that the work Johnny did will keep all the water out this winter and for as many winters as we live here.

Johnny is knowledgable and personable and holds multiple certificates that ensure the solutions to your drainage and waterproofing projects are unrivaled. He is now working on a second project at the condominium complex in Pasadena that I live in. The first was completed in 2022 and involved waterproofing to the foundation, adding a French drain, sump pump, waterproofing around windows, and adding a stucco sweep. He knew exactly what to do and how to get it done. His workmanship and craft are impeccable. He is doing the same thing on a different part of the building this year. He always picks up his phone and can explain what needs to be done in 10 different ways. He has no problem doing this until you the client, the HOA board, the city, or your concerning relative understands how his recommendations are going to work and why each step is necessary for the success of the waterproofing and or drainage problem. Last year, I noticed a tiny amount of water coming into my house in one corner when it rained. The harder it rained, the more water would come inside. And on the outside, water would pool on one side of my house. I called Johnny to have a look. He explained the situation and gave me an estimate to remove the concrete sidewalk around my home, waterproof the foundation and re pour the concrete. The main issue was that nearly 1/2 of the home was at ground level, in other words, there was no clearance between the stucco and ground level. He was able to start work several months later after he cleared his backlog.

As the crew worked, Johnny found other issues related to how my house was built; the baseboards around the periphery of the home were rotted and needed replacement. The foundation needed repair due to sitting water. Instead of re-pouring concrete, I agreed it would be best to install an active drainage system, a ""French drain"" that includes a pump that routes water to a suitable exit point. But wait, that's not all, my chimney had a leak from the second level, and needed to be re-built. I saw firsthand how much damage rainwater can do to your home.

They completed the work in under 2 months. Johnny communicated with me every step of the way. I could see the way the work was progressing that Johnny and crew are consummate professionals. The results are stunning. I felt like the crew built me a new home! I can't say enough good things about AR Contracting, they were able to fix a major problem with my house and make it right. Consider yourself lucky if they place a bid on your job, and make sure to accept, I couldn't be happier.

If I could give Johnny 10 stars, I would. We used A R Contracting in February 2023 for flooding in our garage. For the last 6 years after a hard rain, our garage would flood. Each year we tried something new to address the flooding and nothing worked...until A R Contracting. Johnny was able to figure out the problem and formulated a plan (install a French drain and sump pump). After the job was finished but before we put our garage back together, we were lucky enough to have heavy rains for several days to put the French drain and sump pump to the test. It worked perfectly!! It was the first time in 6 years that we didn't have anxiety about having to clean up a flooded garage. I cannot say enough good things about Johnny and Manny (his right hand man). They are amazing, professional, and have given us a peace of mind that we haven't had in years. That is priceless.

We used A R Contracting in early January 2023 for an issue we had with some flooding into one of our condo units, which appeared to be coming from a drain that had hairline cracks in it.

Johnny took our inquiry and job very seriously, despite the fact that I'm sure he could have been at 20 other jobs with all the rain we were having at that time.

He provided some temporary to temporary/permanent fixes to stop the leaking from several different locations, all while we work on a more permanent fix.

He communicated with me every step of the way, was very professional (not only him but the people who worked for him as well) and he charged what I thought was a reasonable price for an emergency request.

Johnny and his team at AR Contracting were top notch professionals. We had a flooding issue at our house that no one was adequately able to resolve or even game plan for. When Johnny first came to our house we gave him a thorough overview of our house and the affected areas. He came up with his plan of action which he described in clarity- he showed us where he would dig, install waterproofing material or equipment, and explained how it would work when the rain came. Even though the process was intense and laborious, Johnny was always positive and always kept us in the loop as the job was being done. He was clear and transparent if any unexpected changes or issues came up while the project progressed.

Once the job was done, Johnny left everything clean and in fact some areas looked better than before he worked on them!

Johnnys estimate and quoted price for his work was reasonable and fair. It was also less than what other contractors quoted for work that didn't even seem like a sure thing!

Two rainy seasons have passed since the project was done and we are happy and thankful that the system did its job and we have had no flooding in our basement and living area. When the rain comes we no longer stress out about the water! We get to enjoy the rainy season which is a blessing

Johnny even goes out of his way to check in with us to make sure our house is in good shape, and has offered us advice and help regarding other questions not related to his work at our house. His customer service is above and beyond
